Bathroom Renovation in London: Planning, Materials and Process

A successful bathroom renovation starts long before the first tile is laid. The layout needs to work for the people using it, the underlying services must be planned carefully, and wet areas must be built to handle regular exposure to water. This guide explains the main decisions in a typical London bathroom project.

1. Define the scope

Decide whether you are updating finishes, replacing fittings in their current positions or changing the layout. Moving a toilet, bath or shower can affect soil and waste runs, floor levels and installation time. In a small space, a well-planned layout often brings more value than a large collection of features.

2. Establish a realistic budget

Separate the cost of labour, sanitaryware, tiles, waterproofing, lighting, fixtures and waste removal. Allow a contingency for unforeseen conditions uncovered after stripping out, such as damaged substrates or previous plumbing defects. Confirm precisely which materials are included in each quotation.

3. Survey the existing room

A useful survey covers dimensions, access, ventilation, floor construction, existing pipework, drainage positions, windows and electrical points. In older London properties, concealed services and uneven walls can make careful preparation especially important.

4. Choose fixtures with maintenance in mind

Compare walk-in showers, baths, combined shower-baths and compact basins according to room dimensions and household needs. Check replacement parts, access for maintenance, surface finish and cleaning requirements. A stylish item is not a good choice if it prevents practical servicing.

5. Specify the floor and wall finishes

Porcelain tiles, natural stone, large-format panels and specialist finishes such as microcement each have different installation needs. Choose flooring with an appropriate slip-resistance specification and verify that the substrate is suitable. Read our comparison of tiles and slabs.

6. Plan the waterproofing system

Waterproofing is a key concealed element of shower construction. The installer should specify a compatible tanking system for the relevant wet areas, including corners, junctions and pipe penetrations. Tiles and grout alone are not a substitute for tanking. See BAL’s technical guidance on tiled wet areas.

7. Check ventilation and electrical safety

A bathroom extractor should suit the room and relevant Building Regulations requirements. Electrical work in bathrooms has additional safety considerations, including appropriate zones and RCD protection. Use a competent electrician for any installation work. See Electrical Safety First’s bathroom guidance.

8. Understand the usual installation sequence

  1. Protect access routes and remove existing fittings and finishes.
  2. Inspect and repair backgrounds, flooring and services.
  3. Complete first-fix plumbing and necessary electrical work.
  4. Install the specified waterproofing and prepare tiling surfaces.
  5. Fit finishes, sanitaryware, shower screens and accessories.
  6. Test, clean, inspect and hand over the finished room.

Actual sequencing depends on the room and the selected systems. Never rush manufacturer-mandated drying and curing times solely to meet a target finish date.

9. Ask for a clear handover

Before using the bathroom, confirm when silicone and other finishes may be exposed to water. Request product documents and instructions on cleaning, ventilation and maintenance. Our bathroom aftercare guide offers practical advice.
